Space House, reimagining a new-age icon for a low-carbon future.

Space House is a landmark refurbishment of two iconic Grade II listed buildings in Covent Garden, London. Environmental design consultants Atelier Ten, in collaboration with Squire & Partners, reimagines this Brutalist heritage asset for a new era - transforming it into a high-performance, flexible commercial destination that balances architectural preservation with modern standards of sustainability, wellness and smart technology.

Arrival area of Space House
The redevelopment of Space House delivers a new mix of office and retail functions across the circular tower and adjacent Kingsway block. Ground floor units accommodate flexible B1, A1 and A3 uses, while the upper levels are converted to high-quality, open-plan office floors. Two basement levels beneath Kingsway provide back-of-house operations, including a multi-purpose event space, cycle parking, plant and car parking. Landscape improvements around and between the buildings enhance accessibility, public realm quality and the spatial cohesion of the complex within its central London context.

Refurbishing a protected structure demanded sensitive design strategies to navigate heritage constraints while maximising usability. One key challenge was working within the limitations of the original geometry to improve ceiling heights and future tenant adaptability. A unique MEP approach was adopted to increase internal volume without disrupting the building’s heritage fabric. Passive and active systems were designed to maintain architectural integrity while delivering operational flexibility and environmental comfort.

A bespoke chilled beam system was engineered to respond to structural constraints and unlock maximum floor-to-ceiling height. Track-mounted linear lighting with wireless controls offers flexibility for tenant-specific layouts, improving reconfigurability over time. The project also features an integrated smart building platform, with aspirations to extend real-time monitoring and adaptive controls to tenants and facilities teams. Air and water source heat pumps are used to significantly reduce operational carbon – achieving a 46% reduction for the Tower extension and 70% across the main building.

The outcome

Space House is now the UK’s largest listed building to achieve BREEAM Outstanding – a benchmark for sustainable heritage-led retrofit. The result is a future-forward commercial workplace rooted in architectural legacy, delivering high-performance, human-centred spaces that respect the past while enabling future flexibility, resilience and innovation.
